Kolodvorska Neuhaus

A new Ljubljana high-rise with a hybrid programme is located at the intersection of Kolodvorska and Čufarjeva streets. The building is designed in line with Ljubljana's new urban plan, which envisages transforming Kolodvorska Street into a major avenue linking the main bus and train stations with the city centre. The design of the building had to follow the precise urban dimensions of the building. The volume of the building is divided into a tower and a base. Programmatically, the hybrid consists of a residential, hotel, public and service component. The service block, which is designed as a monolithic block, rises from the ground floor plate via two circulation cores to the top of the building. The dematerialised volume of the public, residential and hotel spaces is contained within the servery monolith, its edges defined by the grid. The grid, which is the main element of the façade, is densified or thinned according to the programme behind it. In this way, the compact volume of the house is broken down into smaller units. The density of the grid dictates the degree of closure of the opening of the building to the street. The structure of the building's users also follows the structure of the building's programmes. The building is deliberately designed in such a way that the owners of the flats, the guests of the hotel and the guests of the restaurant will meet. They will share entrances to the building, services and common areas. It is an open, democratic structure that supports the coexistence of permanent and occasional users of the building. This is also reflected in the dematerialised, open façade through which the building communicates with the city.
